The parent piece — “The AI Gold Rush: Who’s Selling the Shovels” — sized the global data-center construction market at ~$275 billion in 2025, with U.S. monthly construction starts hitting a record $14 billion in July 2025 and the first seven months of 2025 reaching $26.9 billion (nearly triple 2024). Roughly 70% of that investment traced to four companies: Amazon, Google, Microsoft, and Meta. The contractors who win this work — Turner, DPR, Mortenson, Hensel Phelps, Holder, Clayco — have effectively become aerospace-grade program managers, coordinating MEP delivery against GPU-arrival dates rather than typical commercial milestones.


Five sub-layers in this final post: mission-critical general contractors, MEP design firms, specialty trades (especially electrical), modular/prefab specialists, and land + power-site developers. Then careers across the layer where the doors are widest right now.


1. Mission-Critical General Contractors for AI Data Center

Turner Construction recorded $29.2 billion in revenue in 2025, doubled its data-center revenue year-over-year, and by Q1 2026 had won ten separate billion-dollar jobs. It is co-leading a $10 billion Meta data center in Lebanon, IN with Mortenson; it is building a $6 billion CoreWeave facility in Lancaster, PA in a JV with Wohlsen Construction. Turner’s 2026 backlog hit ~$39 billion. Mortenson is the no-public-financials co-leader of this category, with estimated data-center revenue of $2–3 billion annually. Hensel Phelps and DPR each occupy a similar tier. DPR’s technology platform — real-time tracking of thousands of commissioning activities — is widely cited as best-in-class. Holder and Clayco round out the upper tier.

2. MEP Design Firms — Jacobs, AECOM, Burns & McDonnell

Before the GC arrives, a design firm has to engineer the building’s MEP — mechanical, electrical, plumbing — which on an AI data center is half the entire scope. Jacobs, AECOM, Burns & McDonnell, HDR, and Stantec are the largest U.S. firms in this work, with Page (an architecture-engineering firm) increasingly winning hyperscaler accounts. These firms are also the entry point for non-architect engineers — particularly licensed electrical and mechanical PEs — who want to work on AI infrastructure without taking a field-superintendent role.

3. Specialty Trades — Electrical, Mechanical, Commissioning

Once the design is done and the GC mobilizes, the actual MEP work is subbed to specialty trades. Rosendin Electric — the largest employee-owned electrical contractor in the U.S., 12,000+ employees, San Jose HQ — is hiring journeyman electricians, foremen, and superintendents across multiple data-center programs. Cupertino Electric is in the same category. EMCOR (publicly traded; $14B+ revenue) is the mechanical-and-electrical national specialty trade leader. Faith Technologies, MJ Electric, and Sturgeon Electric round out the field. Commissioning agents — separate scope, separate firms — are also in short supply.

4. Modular & Prefab — Compressing the Build Schedule

The bottleneck on AI infrastructure is no longer permitting or finance — it is schedule. Modular and prefab strategies move work from the site to the factory: power skids, MEP racks, and entire modular data-hall components. Vertiv’s prefab modular line, Schneider Electric’s prefab + Motivair CDUs, and ABB’s prefabricated e-houses are the major OEM plays. New build-to-suit modular operators like Switch (Dell-acquired) and a wave of private modular fabricators in Texas and the Carolinas have emerged. The strategic point: prefab compresses a 24-month build to ~14 months when supply chains cooperate.

5. Land + Power-Site Developers — Where the Real Returns Are

Cross-reference with post #3: the binding constraint on AI infrastructure is power-rich, interconnection-secured land. A new class of developer has emerged — Tract, PowerHouse Data Centers, Stack Infrastructure, and a wave of private LPs — that buy raw land near substations, file the interconnection queue position, and resell shovel-ready sites to operators on a 12-month clock. In northern Virginia, a 100 MW queue position can be worth $100–$300 million before construction begins. This is the highest-IRR shift of the decade and the smallest hiring footprint by absolute headcount — small teams, very large deals.

Turner is hiring across the entire U.S. footprint, with mission-critical data-center superintendents and project executives the hottest single category. Base salary for experienced data-center superintendents now lands $215–$275K in Phoenix, $185–$235K in Dallas, $195–$250K in Atlanta, with total comp 18–32% higher including signing bonus and vehicle allowance. Turner runs a structured college-recruiting program and a strong entry-level Project Engineer ladder accessible to BS Construction Management, Civil, or Architectural Engineering grads.

For someone with a high-school diploma and willingness to do an apprenticeship, this is the broadest door in the entire AI infrastructure stack.

For BS Construction Management grads, Turner, Mortenson, and DPR are all running structured Project Engineer ladders that route into superintendent roles where total comp hits $250K+ within five years. For BS-ME or BS-EE engineers who want to work on AI infrastructure without joining a chip company, Jacobs, AECOM, and Burns & McDonnell are the cleanest paths: structured P.E. licensure, mission-critical scope from day one. For finance and cost-accounting grads, project-cost-accountant roles at any of the top-tier GCs route into FP&A and controllership inside three years. And for anyone with a real-estate, land-use, or interconnection-law background, the new power-site developer class — Tract, PowerHouse, Stack — is the highest-leverage employer in the entire stack: small teams, very large checks.
